Guest Policies:
1. Check-in Time: Check-in time is after 4:00 PM CST.

2. Check-out Time: Check-out time is no later than 10:00 AM CST.

3. Office Hours and Phone Number: Our office hours are typically 9AM to 5PM Monday – Friday. Contact us at 251-517-4380.

4. Key and Pool Pass Policy: Where applicable, keys to the rental unit and pool area are to be left on the kitchen counter. There will be a charge of $25.00 for each lost key.

5. Parking: Parking along the beach is limited. Most properties have a restriction of 1 to 2 cars per reservation. This is determined by each condo association. THERE ARE NO EXCEPTIONS. Also, boats, trailers, RV’s, motor homes, jet skis and golf carts ARE NOT PERMITTED in the designated parking area. Parking tag, if required, must always be displayed. Additionally, parking pass pricing is based on property’s homeowner’s board and subject to price change prior to your arrival. Parking passes will be issued by our office or on property. Always check with office before check in to get proper information about your booking.

6. Liability: Owner and any Rental Managers shall not be liable to tenant or tenant’s guest for any injury loss or damage to any person or property while on or about the premises.

7. Advance Reservations: We accept reservations up to one year in advance. We can confirm reservations for a future date but we cannot confirm or guarantee rates for dates beyond the current published rental rates.

8. Maximum Number of Guests: The allowable occupancy for a rental property is noted on the unit-specific web page. In some cases, an exception can be made for an infant only. Maximum number of occupants may not exceed the number of occupants listed on the rental agreement. Local fire codes have established maximums for all units. Failing to comply with the number listed could result in eviction with no refund. Guests who exceed the maximum occupancy without our knowledge and approval are subject to immediate eviction and forfeiture of all rental payments.

9. Age Restriction: Renter must be at least 25 years of age, if single. Guests under the minimum age must be accompanied by a parent or legal guardian. No exceptions. A valid driver’s license must be presented at check in, if required. Any reservation obtained under false pretense will be subject to forfeiture of any payment, reservation fee or final payment and check-in will not be permitted or eviction of guest who has already checked in may occur.

10. Early Departure: The property is individually owned. If you leave before the end of your reserved stay, the owner of the property will suffer a loss of rental income. For this reason, no prepaid rent is refundable.

11. Maintenance Problems: During your stay, promptly report any maintenance problems to Gulf 2 Beach; phone 251-517-4380. Maintenance may enter the premises to make repairs. If you report an unnecessary maintenance, you could be billed $25. Emergency maintenance contacts will be furnished upon guest’s arrival.

12. Power, Mechanical Failures & Closures: During your stay if there is a failure of an item in rental property, such as, mechanical failures, service provider failures, pool closures etc we will make every effort to fix said item, however are under no legal requirement to do so. We are not responsible for service outages caused by private vendors, outside agency. (Examples: Power Company, Water Company, Internet, phone, cable providers, etc)

13. Security or Personal Property: We are not responsible for any acts of theft or vandalism or other damages to any personal property or for personal items left by guests in the accommodation at departure.

14. Owner’s Property: We respectfully request that you remember you are staying in someone’s home during your vacation. Please treat it with care and leave it in good condition at checkout.

15. Safety Rules:
a. No open flames or grills on wooden decks or beach.
b. Fireworks cannot be used on the beach, the property grounds or balconies.
c. No trespassing on open roof areas.
d. Glass containers are prohibited on beach and around pool.
e. Do not feed birds from decks.
f. No water balloons, etc. thrown from decks.

16. General Rules (where applicable):
a. Boats and Trailers are not permitted in condominium parking lots. You must let us know if you are bringing a boat or trailer. In some areas, you must have a pass to put on the boat or trailer. There is a boat pass fee in most instances.
b. Do not hang towels from the balcony railings.
c. Please do not leave windows and doors open while operating air conditioning.
d. The refrigerator/freezer temperature settings should be set in the middle position for optimal performance. Please do not adjust their settings.

If you are being disturbed by unnecessary noise after 10PM, please call the Baldwin County Sheriff at 911.

17. Furnishings: All rentals are individually owned and furnished according to each owner’s preference. Please do not move furniture, including TV’s and VCR’s, from present location. If you remove accessories to protect children, they should be replaced prior to departure. Do not take patio furniture to the beach. Please do not move furnishings, kitchen items or linens to another rental.

18. Linens: Bed, bath and kitchen linens are provided for your convenience. Please make sure all linens, towels and other items are left and not to be removed from the unit. The only exception would be the beach towels, if provided at that property. Items missing after your departure are subject to being billed on credit card on file.

19. Beach Towels: PLEASE BRING YOUR OWN BEACH TOWELS! We do not permit towels, sheets, blankets, or furniture to be removed from the property.

20. Forgotten Items: Items left in the unit or car during your stay are not the responsibility of the property managers. If items are found in the unit, you will be notified. They can be returned to the address you specify. There will be a shipping and handling fee to return. There will be a $25.00 service charge in addition to postage for any items that have to be mailed back to you.

21. Bed Wetting: Our mattresses are not waterproof. It is your responsibility to protect the bedding. If, upon your departure, we find a mattress soaked with urine, the mattress will be replaced and your credit card will be charged for the replacement.

22. Smoking Policy: No Smoking. Smoking is not permitted in the condo or home at any time. The balconies and porches are also Non-Smoking areas.

23. Luggage: Luggage carts are not allowed inside the unit. If damage occurs your credit card on file could be billed.

24. Garbage: Please discard garbage in accordance with property guidelines.

25. Electronics (where applicable): Televisions, VCR’s, CD players, etc. are pre-programmed. Equipment is not to be modified in any way or relocated. Non-compliance will result in a $25.00 reprogramming fee. At check in please notify us immediately if electronic equipment is not working properly.

26. Property Rules and Regulations: Please observe all rules and regulations governing the use of the property you are occupying. These rules apply to both owners and guests and failure to comply can result in eviction. You will be provided unit-specific Rules and Regulations approximately 30 days prior to check-in date.

27. Supplies: We furnish one roll of toilet paper for each bath, one roll of paper towels, laundry soap for final wash of towels, and one packet of dishwasher detergent, sponge and dish-washing liquid. We also furnish two small bars of soap for each bathroom.

28. Cancellations: If you are staying 30 days or more, you must cancel 60 days prior to the date of your arrival. If you are staying less than 30 days, you must cancel 30 days prior to the date of your arrival. The $40 Booking Fee is non- refundable. There will also be a $25 cancellation fee. Travel Insurance is available up to 30 days prior to arrival.

29. Maid Service: No daily maid service is provided.

30. Occupancy Rules : Occupancy and use of the rental property shall not disturb or offend neighbors and nearby residents. If guests are found to be having a party, we have the right to terminate the rental agreement and ask disruptive guest to leave the premises. No refund will be given.

31. Pet Requirements & Rules: Pets are not permitted unless specifically noted in your reservation. Some of our properties are pet friendly, but pet breed and size MUST BE PRE-APPROVED. The only service animals that are permitted on non-pet properties must be ADA approved. Examples of such work or task include: Guiding someone that is blind, alerting someone who is deaf, pulling a wheelchair, Alerting and Protecting someone who has seizures, reminding someone with mental illness to take prescribed medication. Animals whose sole purpose is to provide comfort or emotional support do not qualify as and ADA service animal. All ADA paperwork must be approved prior to guest’s arrival.

32. Travel Insurance We highly suggest Travel Insurance if you are concerned about a Hurricane or health interruption during your stay. Our office can supply you with all the information and the policy that is available.

33. Damage Responsibility: If non accidental damage occurs to the property during your stay the renter is liable for any non-accidental damage and agrees to accept charges to the credit card on file.

34. Injury Liability: You assume any and all liability for use of this rental property. We shall not be responsible for any injury caused by your failure to properly use anything on the property you are staying in.
